But, for us normal mortals. the only way we're going to buy a nice house at 60% is the owner is in serious financial distress - i.e., a super hurry.

Right, when I was an insurance broker we had a saying, figures lie and liars figure. 94% of premium to the cash value, I'd say someone left out the admin costs, the agent's commission on renewal and the mortality risk!
