The issue with their pricing model is the a la carte approach to modules.

If Yardi comes up with just an accounting platform using the 7s module, I would use it as my primary accounting software.Customizing the account trees is something I miss when it comes to financial reporting. 

I am using and am  now actually affiliated with a Company Called PayClix  For online rent payments fir your renters or lot rents .You can check them out on line .They have an Exclusive Accept or Reject Technology So you are in total control of the Payments You can Reject a Partial Payment so you are not stuck for 30 days or have to deal with 3 day notices or start Evictions .They can Do Pet Fees ,Security Deposits ,Pay any Service technicians ,Golf memberships ETC.They connect to your Existing Accounting system for a seamless integration.And are in the Process of building a Module Specifically for Mobile Home Parks .I have Managed Mobile Home Parks for years and Am still woking with a Gentleman who buys and sells them  .

I have built in a lodging module to the site, where an owner of any type of lodging accommodations can list their Vacation Rental, Hotel, Motel, etc.

If not, you can add the sub-meter devices and they even make them with wifi modules so you can remotely check them and bill appropriately.

Was hoping to find a good Prop Mgt software, that a least had functionality/modules to take a property from acquisition/rehab/refi to rent.i could keep our flips and new construction separate, but it seems crazy that none of the software companies have built same.

Maybe $8000 for the setup fee and a minimum of $12K a year depending the modules you choose.AppFolio is a good one, but this is really expensive.

You have to order a third party report called the "High Performance Building Module", which identifies all the areas  you can upgrade / save on utilities - and then presents them back to you in the form of a "menu", so to speak.
