Finds (1) half of what plaintiffs told him is incorrect or untrue; the potential defendant has filed all the correct paperwork for Reg D and hence has “statutory” protection against almost all but fraud; unlike what the plaintiffs believe and told the attorney the risks WERE disclosed to them, NO specific return was promised them; and the defendants have not stopped communications; they merely grew tired of the 82 daily phone calls asking, accusing, and raging by the same three plaintiffs.

I had a chat with them on the phone as i was curious about the funding.. but came to the conclusion that the down payment ( the client made to buy) was probably what they paid for the property and the seller carry back note was the profit.. and then the seller carry back note is sold to yet another investor.. who is investing for coupon money.   

Make sure you choose a realtor who is used to travelling into your target community and not just engaging properties from behind a phone/computer screen.

If anything, have a small sign in front of the house that says who the builder is and phone number (that's common for contractors to do, and also so that neighbors feel they have some to call if there is dust blowing from the site or whatever), and then you may have people calling you asking about availability (people always want something more that they had to chase and can tell their friends the story of how they got the house). 

There are phone apps that help with that. 

Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit. 

You also need to change all contact information to you - all email, phone, address. 

You GOTTA use WIDE-angel photos. many phones have great features for this now, or there is app's for it, or lenses, lens adapters. get something, anything, or buy a new phone that does it.
