I purchased this before deciding to get in to real estate.I am trying to decide if I should rent the property out or sale it to buy something with long term investment in mind.

We did not know if our proximity to Nashville would be more important because of the fact that we would be doing a short-term rental with the property for half of the year and then using the property exclusively as a rental in a few years?

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

Things like the 1% rule right off the bat, especially with properties that I know are undervalued, are good indicators of a "good deal."  

Someone in the build chain knows the guy who writes the checks.

However, you will get a range of perspectives because several here don't mind and even brag about losing monthly.

But I have to get to know you first.

The thoughts that are running through my mind being this close is creating a nightmare in my mind that needs to be calmed.   

Be sure to team up with an agent that knows the area and also the investment strategies that are best for that area.
