This unfortunately ruins it for the rest of my investors who still would like to make a pretty penny in promising/developing neighborhoods.I have seen many of my seasoned investors start to migrate to properties in Germantown and the outskirts of U-City as well as Grays Ferry as that neighborhood has experienced the trickle gentrification from Point Breeze the same way that Port Richmond has felt the benefits of Fishtown/East Kenzo.

Some areas the property sits because more people are moving away and migrating to other states and some more strong suburban area in Illinois are hit hard by property taxes so the tenant on a NNN lease wants to renegotiate rent down when they renew or close all together.

That is a state I wouldn't go anywhere near as I believe a mass exodus is coming and likely an influx of migration to its neighbor Texas, which has highly ranked schools.
