@Steve Rosenberg - I appreciate your comments and am considering a video walk-through for future tenants.  

Let’s say you’re starting from zero in 2025—no properties, no deals, just the knowledge and lessons you’ve picked from BiggerPockets, books you have read and videos you have watched.What would you do differently this time around?

I've been looking at several videos but no one has been able to answer this questions. any help will be appreciated.

For me, I had no goals but found that two of the deals that I did, the seller looked me up on FB and said that they felt good about me pretty much because they got to know me through videos / posts that I made and I suppose that it built trust with them. 

This website would include a walk-through video, more photos, information on what to do in the area, shopping recommendations, places to go, and things to see.

Photos, video and reviews should be sufficient.

@Megan Mason recommend you watch some of the videos from @James Wise youtube channel on S8 evictions.We've been dealing with S8 tenants for over 20 years and they are NOT a cure-all for rent collection challenges.Since rents in Class A & B areas exceed S8 limits, most of your S8 rentals are going to be in Class C/D areas. 

Look for one that includes a training video to ensure you understand how to best use it.
