Many investors in the Bay Area are turning their attention to midwest markets, such as Ohio, in search of cash flow opportunities.

Unfortunately satisfying a BRRRR & marveling at the spreadsheet cash flow and equity are what lead to purchases in stagnant markets and very few who invest in these assets pay any attention to the fundamentals that lead to meaningful appreciation where a gain can actually be realized. 

I assume it would be easier than analyzing small multifamily, as I don't have to verify expenses or income (instead I would need to pay more attention to lease and tenant), but I found it easier to get a general "cap rate for an area" when it comes to other asset classes.Your feedback and help is greatly appreciated, thank you! 

I would suggest finding a lender that treats your transaction with the same care and attention with which they would treat their own.

So I would start closest to infrastructure and work my way back.I would also pay attention to crime statistics and try to go for the least amount of crime relative to the area

My son took the prelicensing course to be an agent when I had my team as big as fifty, but since it was online, he was bored, didn't pay that much attention, and didn't take the test.

.: Jobs have; PTO, medical insurance, Company matched 401k's, structure etc.

It definitely escalates the situation though, so I'd research the process and carefully consider the option before embarking on it...but if you pursue that route you can likely escrow Dec 1 rent and I'm sure that will get some attention.

Add a very diversified economy here with banking, insurance, oil and gas, education, three medical schools, 3 law schools, life sciences, DFW airport, and so much more, it looks like the growth just goes on and on.As far as appreciation goes, that's always tough to predict.
