A good Realtor brings a lot to the table and is probably worth it for your first sale.

Since it will eventually be a rental property and you'll have to hire someone to cut the grass anyway (I assume there's grass😂) would trimming the hedges add a lot to the expense, or add a lot to the desirability of the property?

There is a lot to know about owning the pad vs. land and the build of the mobile home and whether an end buyer can get financing on it.

He says he doesn’t spend a lot of time each month but it might be a lot to manage 84 units knowing I will not make enough to outsource management until the note is paid off in 8 years.

If possible, a letter indicating new homes can be put on the lot to share with the Village.
