If a tenant's son breaks a window with a baseball, that is damage and they are responsible.

I have a buyer's list Rick however most of them unfortunately just don't play in this league (price range).

I haven't seen that with the guru programs...even the ones that like to compare themselves to the Ivy League universities...  :-)

It is foreseeable, for example, that throwing a baseball at someone could cause them a blunt-force injury.

Tip: (If you have the money and if it could be a really good paying deal) find a passion of theirs i.e baseball a hobby whatever and when you send marketing to them add something to do with their hobby or passion that they can keep and remember you by.

I like the word "Bush League", I haven't heard that in a while....I agree that many wholesalers do sell other people's property's and call it "co-wholesaling", but in my mind it really is pretty much selling without a license as they don't have any interest in the property.
