I don't know the rules but would not hesitate to send nonrenewal notice with a long history of late payments, particularly given the unstable economic environment and recent government intervention on evictions.It should take less than a week to start repairs on walls and ceiling.On a side note, the resident is not the brightest crayon in the box calling code enforcement with a lease renewal approaching on a property that is $300-400 below market rents.

Either we want true free markets, i.e. no investor-benefitting real estate market interventions--like many other countries--OR we accept that we get both the government intervention we like with that which we don't.Or we can be hypocrites and say heads I win, tails you lose.Just my two cents.
