I would assume I will have to take into consideration getting rid of infestation problem. 

In a termite inspection prior to closing on a buy & hold property, our inspector found termites in "debris" under the house, but the house is not infested.  

The renovation itself was semi-hell and I also had to deal with an undisclosed & seemingly unsolvable rat infestation.

Both missed a termite infestation that resulted in me having to rebuild two exterior walls in the 2nd floor.  

I did have an atrocious flea infestation in an apartment and paid a company to spray 3 separate times and then went back and sprayed twice myself.

They owe $130k on their mortgage, BUT....there is a BAD mold infestation that they had appraised at about $20k to rid it all, + about an additional $13k in repairs, and the house only appraised at $165k.

We've found termite infestation and other items that were not accounted for.

And here's what we found during the due diligence period:MF had major sewer line leaks, plumbing leaks, flooded crawl space (from said sewer/water leaks), leaking "new" roof and damaged decking because the flashings weren't installed correctly, foundation issues, bug infestations from multiple nasty tenants and EVERY system in the property was well over the life expectancy. 

HI all, I have rental properties in Tucson and am questioning whether to continue paying for the termite warranties, which cost $185 per year and include an annual inspection and subsequent treatments if any infestations are found. 

This is not a roach infestation.
