When we found this deal the community had around 45 homes in it, now we are close to 60 total homes and looking to bring that number up to around 80.

So I’ve read that unbrella insurance providers require you to use them for car and home.

If y0ou have a home at 300,000 you have to make 3k a month and finding a home at 300,000 and make that much rent is almost impossible. 

If the home pays for itself and you can afford it, keep it.

Hello @Hudson Filippi FHA does have a One Time Close construction loan that will allow you to build a home.

For the first few, having a GC work with me, I think it will allow me to get a better understanding of how to recognize scope of work.That said, how much are GCs charging for home flips? 

There are really great REI opportunities in different markets - markets in the Midwest and Southeast of the country are particularly lucrative - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

Part of this is due to marketing and pre-marketing of the home - an agent is your marketer.
