Specifically i found that we had to coordinate keys, the seller move out, the closing times, wiring instructions, and various other little details to get the deal done... being this was our first one, it was unclear who communicates all of these as there was obviously no agents or brokers involved.

On the resort site when you go to the link provided in the email it takes you to Edge where it asks for a group name and then your email address (which is different than the instructions in the email).

We had our escrow instructions to title telling them they can record when they can put us in second position.. so we were good there.. that was another title claim I made and got paid off.. turns out the bad guy new when our title company had their recording slot and recorded the deed of trust just ahead of us..

At the Bank we do order a Condo questionnaire that asks those specific questions up front during processing but there can be hidden things not seen.

Smaller ones are filling up within 12 hours and the large unit they left with 2x 5 gallon water jugs to empty into AND a catchment below....because obviously the sellers knew that it fills over 5+ gallons in just TWO DAYS.We have had to get a structural engineer in who has noted other water damage throughout the basement (unfinished) that was hidden behind sellers boxes and personal items during our inspection.
