The attached images show the attic's current condition.The room in the back is insulated and and would require finished flooring, heat, & paint (62 sqft above 7 ft height). 

And you have to work hard at making the home a destination in and of itself (ex: hot tub, outdoor lighting, heat umbrella, fire pit with wood, grill, sauna, games, arcades, books, great cookware, etc.).

because lord forbid ya go a week without the $300mnth Goat Yoga membership, or the daily $10 non-fat triple soy late caramel twist double shot stirred not shaken starbucks....

Unless you like to run up hill in the heat, chalk it up as business expense on taxes this year and move on to bigger and better.

It's anecdotal cause I don't care enough, but we have one STR on our property and are surrounded by STRs on all sides and there are folks in all every week including the heat of the summer. 

Needs some kind of update to better heat and cool the attic.

It could be heat in the winter(in Michigan) or AC in the summer (imagine them running AC at 70 degrees all summer in Phoenix) or just general disregard for leaving lights on and things like that.

It the same for pool heat, that though, you can charge by the day if you have it set up to be controlled remotely.

We have a multi family rental unit which uses oil for home/water heating.Our tenants are responsible for purchasing their own heating oil.We are trying to figure out a way to determine when/if our tenant is running out of fuel.Our maintenance person has communicated that one unit has repeatedly run out of fuel, creating an increase service cost on their boiler.I know there are WiFi options to meter usage.
