Of course there are some legal steps that have to be performed precisely (or the process can take awhile).There is nothing that makes me happier then the shine in someones eye when you agree to finance the property when the banks would not... but at the end of the day, it has to make financial sense for the both of us.Hope this helps!

I've got a network that wants to pay all cash for drive-able properties in the Greater Seattle Area (probably tri-county) and they will probably go for lower cap rates.But for my personal investments I get happier at 10+ caps.

This property is in a very stable area with a solid rental base and will realize steady appreciation, so my decision is easy.Glad I found this thread and took the time to work this out, for me, I'm much happier putting my money to work elsewhere.

So when considering the question...Should I invest in the betterment of my properties you must consider not only the monetary aspects but also the "non-tangibles" How much happier will you be with really good tenants in your property versus ones that you can bare.
