It's a situation where if it was a springer episode each party would have to be separated after the fist fight/hair pulling contest with one getting thrown in the crowd. 

Offer to be his/her assistant for free, do all the stuff he/she hates doing, and learn the business from them.

This will give you basic, reliable cash flow, without tearing your hair out.

You can do crazy stuff with trusts but hey are really bad at protecting assets. 

To evict just put their stuff outside and change the combo lock. 

When it's time to sell, I consult with multiple brokers, the experts who know their stuff.
