Gotcha feeling excited and nervous at the same time

I’m not local, so I’m trying to get a feel for what it’s actually like making deals in this market right now.

Finding great off-market deals can feel like a needle-in-a-haystack challenge.

If my client wants to pay it its up to them but I wont.. two reasons one is personal I feel most sellers this is there only asset or majority of their net worth and its just unconscionable but 90% of wholesaler frankly its about them they could careless and I know others will get on here and say they are not that way.. but as one who funds these deals probably over 100 deals a year with a wholesaler fee on it..

I get more bookings from airBnB then from any other OTA yet AirBnB is the OTA I have the least positive feeling towards.I hope the new STR owners/hosts realize the risk they take if they choose to list on a single OTA.I think you have a good reason to follow what you believe. 

And, I think its fair to say that we all may forget what people say or the information they provide, but we all never forget how someone treated us and made us feel!

A tenant may try to befriend you so that you'll feel bad about kicking them out if rent is unpaid, etc.

I feel a loss of direction and that makes it really hard for me to focus and build.Do we keep at building a portfolio of small multi family (very abundant in my market, very rare to find anything above a triplex for sale), with plans of selling the portfolio and 1031'ing into larger properties?
