I implore you to do one of two things...1) find a partner that's been there, done that, and bought the tee-shirt so you can learn the ropes with someone who knows the pitfalls or, 2) start with a single-family or duplex with the guidance of someone that knows what they are doing.

Any guidance is greatly appreciated!  

Meanwhile that guidance pushes many investors towards purchasing in areas where they do nothing but accumulate terrible assets solely because they are inexpensive.

That just happens to be a convenient example. just curious when you lock into a longer term return and banking on a certain cost of capital if your rates rise thats a bummer. this is whats happening to many who have guidance lines from banks or construction loans all of those are tied to prime.
