Now there is just over a month’s vacancy after the second one - still looking, but with a new PM that I found on my own.The new PM recently advised that, despite deep cleaning of carpets and painting, there is a strong (bad) smell after a few days of no open doors/windows - the new PM advised that when they first saw the property at the last tenant’s move-out, walls were filthy with grease and grime, and the carpet had food pieces in it and looked like it had not been vacuumed the whole duration of the lease (11 months.)

I'm still very new to this and this has been my only bite out of the thousands of mailers I did (and the only pleasant phone call out of the tens of nasty grams lol) I agree with having him come down on the price as it's definitely too high for an all cash offer.

I just adjusted the strength depending on the level of grime I was cleaning. http://www.clean-rite.com/purplepower_industrial_strength_cleaner_degreaser.htmlFor the tile I would consider ripping it out and replacing, or at least removing the grout and regrouting.
