I even identified a viable property to do this already, but may not have my ducks in line yet to execute with a group.If I can get a fund going, I plan to scale it and do more of these projects since I have the blue print to do this over and over, but just need cash.

If you're looking to scale it could be worth while to sell and re-distribute that equity with the help of some save leverage. 

We have a lot of fix and flippers who are really looking to scale, and understand that access to capital is their limiting factor.

Scaling well can make things more interesting, but putting good people around you would definitely help.

@Jim Wollen Thanks Jim, I’m still holding without an LLC, purchased commercial grade insurance and an umbrella policy.

Some are automatic denials, some are measured on a scale of 0 - 3.

From a scaling standpoint, for at least whoever is doing the books, Buildium is far behind in this and is adding time and/or cost for these added tasks that need to be done.

Can you please share the link for the graded map? 

There isn't enough information in here about the current state of the house to be able to advise you, but I would think #3 is a definite no as it seems unnecessary from a cost perspective although that market has scale to accept it.
