There is tons of opportunity here but it's really important not get caught up in the fools gold many out of state investors get caught up in.

But hunting for deals in the retail pond will provide less than desired results...unless of course the investor wants to pay near retail and bank on appreciate...which of course is fool's gold. 

If you know the market and if its desirable area that is like finding a pot of gold.

After 12 months expire I would have them sign "my lease" (which would be very similar terms as original + additional nuggets of terms I've picked up over time, like inspections - current manager performs no periodic inspections).
