It’s more like having a continuous, flexible funding option rather than a one-time transaction.It doesn’t require much effort compared to getting a loan traditionally:When you "get a loan," you typically have to go through banks or rely on friends and family.

"Make the most money possible with the least effort/work" is NOT a goal.

Of course, on the syndications we put together, we get some compensation for our efforts, so I'll ignore those when discussing my returns below.Of the 11 deals we've had that have gone full cycle, we are averaging about a 40% annualized rate of return. 

the comparison really should not be to an existing home because you are doing development and the associated work and effort.  

My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth. 

They help automate posts and tailor content to your audience, which could definitely help speed up organic efforts.

For equity, I usually see 50/50. 50% for effort, 50% for capital.

I understand that placement fee if one month is often standard for PM companies, but usually a lot of work and effort goes into placing a tenant.

Investor pool seems way too small to fund this effort.  

I have more than enough private investors willing to pour their money in and I realize that there are diminishing returns when considering time spent looking for deals or deal finders and the amount of deals I close.I'm a real believer of the Pareto law which states that 20% of effort leads to 80% of results.
