Furnishings and decor to make it attractive to vacationers.

@Janet Taylor - You could market it to another short term rental investor, fully furnished ready to go and they might pay a premium for that.

I have a rental property that I have put on Furnished Finders fir a couple of weeks now and was just wondering if someone could give me some advise on if this is the right direction.

We bought land with an ocean view, built and furnished for a total investment of about US$300,000. 

Lacey asked for $20K for furnishings and another $10K to convert the garage to a play room and add a pool heater.

The MTR agencies offer furnishings and decoration of the property. 

It was already furnished and used as a short term rental and therefore turnkey. 

We did however, put in brand new HVAC to both units, new flooring in the bigger unit and then furnished them nicely to rent MTR. n This location is 2 miles from one of the largest hospitals in Knoxville and only 3 miles to the college and downtown.

The tax benefits have been the largest source for cash income so far; in future years this will likely be lower because much of our tax savings has been due to one-time costs related to purchasing and furnishing a new property.
