Most of the possible issues brought up sound like cautionary tales in general...and issues that should be mostly flushed out during DD.As the numbers run as is...this park will make money.

Septic tanks work great when you control what goes into them, not so well when you have no idea what your tenants are flushing down the drains and toilets - grease, wipes, etc.

I would attempt to save the existing drain field, perhaps it may only need to be flushed; have your septic guy give you some alternative suggestions and make the replacement the last choice as it is the most expensive.

They did, but of course they didn't clean the place when they left, and they flushed a washcloth down the toilet and we ended up paying the week's worth of water/sewer.Anyway....a bad vibe at this point won't likely get better.
