Have you thought about your investment style-- buy and hold, fix and flip, househacking, passive investing, STR, something in between?

They won't fix my issue nor respond.

After building a portfolio of fully renovated homes I wanted to give this model a chance.

So, if you don't know how to build financial models, there are some available that are pretty good online (adventures in CRE is a great resource).  

I’ve been in the real estate business for almost three years now and have completed five deals: one buy-and-hold long-term rental, one short-term rental, and three fix-and-flip projects, for which I helped raise capital.

Very well versed with fix and flip (help create a full scope of work with phasing if you are new or out of state), we have three teams of contractors to get jobs done quicky (all licensed), long and short term rentals, and love the PadSplit concept for greater returns.

We closed on our first property on November 15 and plan to employ the fix-and-flip strategy.

@Michael Carbonare The rent to own strategy has been good to our business model as a long term buy and hold investors. 

My question is, for a fix and flips, I'm considering financing the whole thing with a HELOC instead of hard money.
