Biggest problem with ADUs is it's only a matter of time before California starts fining those that are not rented out.

If it could even break even, I'd be fine not cash flowing as long as I was building equity.

Sewer seems to work fine. 

If you don't do that and the neighbors complain like it happened to me, the city will knock on the door to see what's going on and give you like a $100 per day fine which I paid.

They can & will impose fines until you stop. 

Also, monitoring contractors/sub contractors and keeping everything on schedule can be very difficult remotely.If you're buying turn key properties out of state is fine and a property management company and a good handyman can resolve most issues you'll run into.

As I mentioned above, the risk of being sued, found guilty, and fined more than your insurance will cover is almost non-existent.
