Don't normally pay the premium price for John Deere, but wanted a dealer close by.Having trouble getting our new property rows plowed to plant trees. 

@Chris Armstrong,The trouble is that people get hung up on the HELOC thing.

new construction homes everywhere. many people waiting on the fence. once the rates drop its going to get crazy again.

That’s what I’m talking about.. having people on the ground who know their turf and can spot trouble before it smacks you in the face.From what I’ve heard, outfits like Northwest Preferred Property Management or Umbrella Properties in Eugene aren’t just running the numbers.. they’ve seen the weird mid-season repairs and the tenant personalities you’ll never read about in a textbook.

I have been inundated thisnmonth with new investors and ones sitting on the fence.

Sometimes I have trouble remembering what day of the week it is!  

I put it up 4 years ago and there was part of old fencing in the same place. 

What are some of the guidelines you and your group have used to keep you out of trouble?

Would you think the 3 issues above would be too big a trouble?

Will they have trouble making the payments to you while also having enough money to keep up with the maintenance and repairs/ tenant issues/ all the expenses involved with owning the property?
