I actually think I could get closer to $1,500/mo for this one  because it's so nicely finished, and also has 2 additional finished rooms that could be office and storage space/dressing room. 

I know they can be very difficult to manage, and many of them are old.Self storage and industrial are two niches that I think you should also consider.

For example, if you have a garage, basement, or storage area that’s not in use, rent it out separately to a tenant or even a non-tenant for additional income.

Had 1) an assignment or 2) an entity acquisition been possible rather than a (fat) double-close, this would now be the end buyer's problem. 

I now have three tenants and I lease part of one of the properties back to my business as a storage yard (so 4 streams of income).

@Jordan RegierA garage is definitely a benefit for storage, recreation area, etc.  

yeah you are likely looking at art studio/content creation type spaces or maybe some startup that needs a bit of storage or warehousing while they get going. 

I have been looking into carwash, storage units, multifamily rentals, and other ideas.
