It earns a great rate of return compared to a bank account and is fairly liquid.

But you want your policies to be fairly firm. 

Until you get better clarity on those answers, you are more likely gambling instead of investing.

Assuming your property is in Utah (like your profile indicates), here's the state law from a basic internet search:In Utah, a tenant who abandons a rental property without notice is liable for the lesser of the following: The rent remaining on the leaseThe rent plus the difference between the fair rental value and the agreed-upon rentThe cost to restore the property to its original conditionThe landlord can also remove the tenant's belongings and sell them if the tenant doesn't claim them within a reasonable time.

If you're targeting Section 8 tenants in Chicago, I'd suggest listing at the fair market rent of $2000.

just cold call expired , its hard work makes you feel annoying as hell and its more like gambling with your time but its straight to the money. and all the best agents are listing agents anyways . focus on taking listings
