When purchasing smaller tenant occupied properties where the tenants will be remaining post-purchase, it is wise to get an estoppel certificate executed by the tenants so you, as purchaser, have some confidence that everything the seller told you regarding rents, deposits, amendments, exhibits, etc. are true and correct.

If bank financing is involved, an appraisal ordered by the bank is a good exhibit.  

I've been in structurally sound houses that exhibited a ton of floor bounce, and I've also seen it indicate serious problems. 1st floor bounce is a moderate fix - 2nd floor, not so much. 3.

Depending on the locale, 13.38% is not terrible but I think you could find a property that exhibits a better leveraged return.

Under Arizona law, once the tenant has received this notice, and at least two days have passed, the tenant may not “unreasonably withhold consent to the landlord to enter into the dwelling unit in order to inspect the premises, make necessary or agreed repairs, decorations, alterations or improvements, supply necessary or agreed services or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen or contractors” (A.R.S. 33-1343(A)).

I do plan to initially use a list provider for proof-of-concept, so my question is about the long-term.Since list providers charge for usage, they seem to exhibit diseconomies of scale and I worry that will limit growth in the long-term.
