At the time, it never occurred to me that if you want to swindle people it is difficult and expensive to take legal action against a company that is incorporated in a different state than where they do business.

I kind of get excited when I see these silly laws in other states, because I know mine will pass a law to give me MORE rights as a property owner in response to that. 

What changes did others incorporate into their leases that were influenced by this years tenant interactions? 

I just finished The Book On Rental Property Investing by Brandon Turner, and it made me even more excited and determined about getting into this business.

In 2003, while working in corporate America someone suggested Rich Dad Poor Dad to me.

When I purchased my property, I had read all the exciting developments in the works...indoor waterpark, shops, new hotels, restaurants, etc., but was severely disappointed when I went recently with my family. 

If your clients/or yourself put the time into learning and figuring out a niche in the RE world that excites you, start looking for deals that make sense and always run the numbers.

Am excited to venture into wholesaling and I've been educating myself on terms, technique, and form of going about it. 

I'm worried, scared and excited at the same time.
