The idea of having a small-footprint is appealing and live/work/play developments are very appealing.This is very general of course, and you know your market, but think through the process... who's renting the apartments?

For a small town we are fortunate to have pretty good industry footprint.

I permitted" space, if within the original foot print of the total house is counted here.A short sale IS an arms length transaction.

I've got a unique project and hope for some feedback:A client of mine is trying to figure out what to do with some land in Loudonville Ohio (Ashland County OH) that is currently undergoing environmental remediation (undertaken by the previous owners).  

Some just take the outside measurements of a house to determine it...other areas they measure room by room...so a house with the same footprint could have a different interior square footage depending on how things are laid out.

By the way RR, I have done legal research for more than a dozen law firms as a consultant, have done research for environmental non-profits across the United States, and advise 35 countries on legislation.

I also plan to market it to my end buyer the fact that it is a green environmentally friendly product.

The oil tank is in the basement (so no environmental concerns) but I'm wondering how oil deliveries and cost are usually handled in a rental lease.

I see that you are in NY, and M&T bank who has a really big footprint in NY does a lot of these type of loans.
