Touche' there is that but our product we owned was only 15 million of it and if she was not selling our houses we own she would be selling someone elses.. the point is if you put in the work know what your doing after about 5 to 7 years in a market were average sale prices are 400k and up there is a strong chance you will make 100 to 300k a year and your marketing budget will be a fraction of what a wholesaler spends to try to generate their income.

Beyond the bedrock issue, soil conditions can be costly if the property has problematic soils such as too much silt, deep topsoil, or extensive wetlands.You'll also want to know what ordinances are going to affect your budget - things like tap fees, tree ordinances, storm water retention policies, etc.Bottom line is that you have to investigate ordinances, off-site conditions, and on-site conditions before you can even begin to budget your development.

I'm sure part of my ex spouse's frustration was having a pretty good net worth and yet being on a "relatively" tight budget.  

I believe it is because the house went over budget with the first project manager so the solution is to just ignore it.  

I have been on New Western's deal list as well as another bigger local company and everytime I underwrite these deals there is very very minimal left on the bone let alone contingency funds for going over budget on the flip...

My goal would be to start within 1-2 years and get some more experience with the construction process, project management, financing/budgeting, etc.
