We have wholesalers, people with subto assignments, others that do dispo, PML/PMPs, transaction coordinators, Title Companies in most states that specialize in Subto/creative finance (brand new thanks to Pace), property managers for STR/MTR, people looking to JV on Padsplit/co-living, JV partners for mobile home parks (MHPs)/RV parks, self storage, opportunities for multi-family (MF) syndications, etc.

The amount of cold calls I get now from this sole property under my personal name are endless.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

The list is endless, but, a couple of things that stood out:The partner was not aligned with me in terms of values or vision.

You’re competing with an endless array of other investment opportunities that will generate far better return with far less risk/overhead than real estate.

I would love to find a storage facility for sale one day or even one cabin in TN, but that’s later goals.

We ship to our cleaner, and they will bring it over at the next turnover and put the supplies in our storage area.Mike

I keep portable AC units for tenants to borrow, so are using one of those to cool the bedroom.I have at least 20 trees down at one property with land and they missed the house but landed on my storage building. 

Multi family, storage unit facilities, profitable commercial properties, I’m open to exploring.

I’m thinking about  building storage units that I could sell and charge an association fee.
