There have been some very good spreadsheets posted on here in the past that you can search for and find.A spreadsheet is going to be much easier to use and play with different numbers than an app.

To add to what Nicholas wrote, wholesaling is hyper-competitive. 

I like to use removable pillow covers with down inserts.

My business partner and I just opened up our property managment company in the Chicago/Chicagoland area and it is not easy to do this the "right way".Honestly you can get yourself into some serious trouble if something happened with a tenant, an injury, anything and they sue and find out you don't have a license.

Mechanicals, roofs etc. can be towards the end of their useful life and pass inspection but then the cap ex can't be absorbed in many of these C/D neighborhoods.

The next part is to get a contractor(s) in the door to give you estimates on rehabbing the rest of the place to get it to rent out.

Fees should be clearly stated in writing, easy to understand, and justifiable.
