Just cuz some guy with a clipboard and fancy paperwork tells you the house is worth $65K doesn't mean you'll find a buyer ready, willing and able to pull the trigger on that deal and when the dust settles, that sales price is likely to be much lower than fancy clipboard guy claims it should be.

Maybe bag groceries at the local store.When I started, title plants consisted of large books known as tract books where documents were indexed geographically with the entries made by hand by people known as posters. 

I would get a lead inspector out there ASAP to test the hell out of every surface to have SOME contemporaneous proof that there isn't lead dust in the house.

When you have someone that essentially lives out of their bag, making it convenient for them makes it more convenient for them to stay than to pack their bag and try out the next one.    

The same way we attack any debt we don't want to anchor us anymore- by punching it in the face with large principal payments.We buckle down, make our own coffee, brown bag our lunch and eat/drink at home or bring a picnic to the park Dave Ramsey style.   

Then they'll pack their bags, disappear into the night, and leave you hanging.Solid hospitality companies buy their own property rather than making money off someone else's.

We will be taking out a wall to open up the floor plan and I don't want to be exposing anyone to lead dust, but I'm not sure a test is necessary if the materials are being removed regardless?
