As Scott said, you could always sell it and then donate the money to them if you feel the need to be charitable.Your contract with the buyer should have included the process for taking it back.

If none of that was done, you just made a $50 voluntary donation to someone....I suspect it will be a matter of time until the individual that received your "donation" receives a visit from the FBI for wire fraud.

Here is what I do when I am working on an off-market deal when a Seller's Agent is involved:I lay out my Terms...if Seller is agreeable, then the Seller's Agent can type everything up in the Offer to Purchase Contract (since they are getting paid and I'm not).Here is an example of my Terms:Terms:Purchase Price: [$-amount]Closing: [Date]Rent: FREE from time of Settlement through [30-90 day window].Attorney’s Closing Costs: Buyer will pay up to $1,000 in Seller’s Attorney’s Fees (not to include prorated property taxes)Removal of Debris & Trash: Seller can leave whatever they do not wish to keep, and Buyer will discard or donate FREE of chargeI hope this helps!

I know I'd like to buy instead of rent donation, but given the crazy high prices and bidding wars because of COVID, don't know if it's a good idea.The plan would be to put a 20% down on a 1 Br condo (~180K) for 3 years and then leave the area and rent it out to other grad students.

I just had two tenants arrested for murder a few months ago so I typed up a form letter telling them their property would be considered abandoned and they could either let me dispose of everything via auction, donation, or disposal, or they could provide me with names of people authorized to remove it.
