I do appreciate the opposing points of view and I think Bill generally offers great advice AND is legitimately trying to keep people out of trouble, it does however need to be tempered and dispensed with care.

If it is yours and you bought it with a water dispenser, then you have the responsibility for it.

(if you are design-challenged, please have a woman/designer give you advise: it will pay long-term)--also make sure your house/units smell wonderific/seasonal (apple cinnamon/santal wood/ebony)-a welcome package would set you apart also (less then $10 at dollar tree supplies: toilet paper roll, cleaning paper roll, toilet plunger, cleaning brush, cheap shower liner, soap dispenser, all-purpose cleaner container, couple garbage bags) + box/pack of water bottles in the fridge-you do not need to buy stainless steel appliances, but do make connections with local used appliances store (they may have warranty in place, and know the appliances which make do /resists in the area). use white or black, simple and reliable type-find out which appliances tenants usually bring with them in the area-DO NOT implement the Section 8 Bible books advises (but do read the books).

all of my fancy renovations payed off but one in particular sealed it

I wanted to clarify a couple of thingsFirst I spent a little more on things but not a ton for example I found a water fall faucet for the bathroom for 49.00I found one of those tall kitchen faucets where the sprayer is built into the faucet and pulls out from the faucet housing itselfI purchased one for 70.00 from a close out placeand the other for 131 with soap dispenser and plateit was a 300 dollar faucet that was open box returnedthe floating vanity cost 313 but came with a medicine cabinetand it looks great i think a regular vanity was about 99 and medicine cab for 40 so I spent twice the amount of rental gradeI decided to put my focus on the bathroom and kitchen I used bead board backsplash in one unit but splurged on glass in the otherboth look pretty great and look way better than blank wallsI put in vinyl plank flooring looks like oak and has a great look cost 40.00 for the whole bathroomI did a two color paint scheme in the bathroom that is very eye catching but the paint I used was oops paint so it cost me 5.00 a gallonand everyone loves the way the colors balance off each other it overall my cost in the bathroom and kitchen was \in fact my total paint cost for both units was 160 for 10 gallons plus three gallons so 113I dont think I spent that much extra but the look of pleasure on my tenants faces when they see the apartment and what they are gettingI saved money on the laminate floor over capeting I payed 79c sqft by buying clearance flooringmy contractor charged me 640 to install 1000 sqft with my helpI added the washer dryer closet so they dont have to walk to the laundromat That was my biggest expensenow the question is will I get more for the unitsI dont know my goal was not to get more but to get exactly the tenants I want without waiitngI dont want vacancies and I dont want tenants who will tear my stuff up which is what I see a lot of in this neighborhoodsometimes its not just what you bring in it is what you dont have to spend out if I can minimize vacancies over a five year period and minimize repair costs that is fair compensation. in my humble opinion

Funny, purchased a rental with ice and water dispensers, actually thought about replacing fridge just to avoid potential future repair.

For my Summit County property (which is not far from where I live & is easier to stock than my FL properties) I use a dispenser like this to dispense shampoo, conditioner & body wash.

For long-term rentals, I avoid water dispensers/icemakers in fridges like the plague @Christian Bors.

How do you "harden" your rentals?

A frig with a water line (ice maker/water dispenser) could have the same issue (but I use plain jane, no frills).I even had a couple of departing tenants turned oven pullers that yanked out the socket for the cord......So my script now is Never move any appliances.

Why all the hate on wholesalers?

I will say that much more of the "hate" has to do with the guru's that are dispensing horrible advice.

What do you think about this package deal???
14 December 2016 | 13 replies
This means you will have developed a Pez Dispenser of profits from those continuous flips from that expanded Cash Base...that you never spend, just use to infinity.Spend you cash and leave it in the deal, you get one use from it, and you need to remanufacture it for the next deal.Use your cash (meaning you get it back quickly...with friends), and spend your friends/profits only, and you have funding for life.
