And I suppose the likelihood of us getting more STRs in the area is directly tied to how good/bad our experience with this one is!

@Levi Perl Since your single-member LLC (SMLLC) is a disregarded entity, all rental income or losses are reported directly on your personal tax return rather than at the LLC level.

Won't be using them again on the next flip that's for sure. are you working directly with them or is this a broker who acts as a correspondent lender?

I am a flipper/investor who has sold many properties, frequently direct to the buyer. 

However, I had to subordinate the sellers note to 2nd position (hint: set up that language in advance to streamline the process, if that's the direction you're going to go).Since the ARV was high enough, and the potential income would support the mortgage and expenses, it all worked out. 

Once verifying see if you can talk to the buyer directly & explain the 90-day flip rule and see if the buyer is willing to wait 2 weeks before submitting his offer. 

That's only one idea, but I'm learning other ways to leverage OPM.Again thank you -- that definitely helped point me a bit more into the right direction!
