The macroeconomics are on fire here with population growth, job growth, and companies developing and building here.

When I purchased my property, I had read all the exciting developments in the works...indoor waterpark, shops, new hotels, restaurants, etc., but was severely disappointed when I went recently with my family. 

What's the risk or cost to you if you face an eviction or a bad tenant because you used basic screening techniques? 

@Chris Morris have ALWAYS seen bad "deals" from rookie wholesalers that really don't understand what they are doing to provide value to the industry.It's getting worse because the real estate market has recovered from the 2010 Crash, yet many are still using tactics & methods developed during this time.Everyone in the industry needs to go back and look at what was being done BEFORE 2010 and start using those methods, updating them with current technology.

Our primary objective as coaches is to help clients ask the right questions, develop the right criteria, and identify potential red flags. 

A lot of my out of state real estate clients really like this market because the macroeconomics look so good for this market - population is growing, job growth is growing, and so many companies moving and developing here.

@Andrea Lucarelli - We are converting our planned airbnb into a mid-term rental here in Chicago because it got denied by the city because supposedly its in a "planned development area". 

Developing? 

Build a strong team, prioritize cash flow, and take the time to understand the local market and regulations, especially for development projects.

At a minimum, having viable plans in place for development will make these lots more marketable and valuable to potential builders when we have conversations.
