They do know and want something in place you will have to go back to them to fix, or they're doing their best to go with the client's unrealistic wishes and don't have the guts to tell them that won't work.After dealing with plenty of these, I will tell you what I see works best.

Despite what I wrote above, I admit, that I am tempted to go as big as I can, using extremely long-term debt or just by buying real estate with 100% cash, in 2025 and into 2026. 

Property managers cannot touch your money, It has to go into a separate account managed by the broker.

We generally advise our clients to go ahead and pay the recapture rates if death is the alternative.The good news about recapture - the deductions are a deferred tax liability to you, and an interest free loan from the government.

Keep moving the goal posts back until the desired outcome is achieved.
