I would more trust a mentor who was part-time, spending maybe 10% of their time mentoring and the other 90% doing deals.

As a heads up they have a reputation as being difficult to work with--especially with regard to trouble college kids might get into (bonfires, parties, trash etc.). 

Construction crews leave their tools and materials on job sites with doors unlocked and theft is extremely rare.Location, location, location.

You end up having to sell to someone with higher down payments, better credit, better operating plan, and 100% investors who never want to pay top prices.  

Good luck with getting this tenant to accept higher rent, because you've trained your tenant to think they have a "mortgage payment" that never goes up!

We most certainly encourage them to share their experiences, and it would actually be nice to see some support for newer investors who got their first deal done successfully, even if you don't agree with their specific strategy. 

Don't spend your time with other agents as a focus. 

They will give you a different policy with different coverages.
