Hey jason, a lot of investors based in markets like California and New York are choosing to purchase their investments OOS in the Midwest because of the affordability and numbers making more sense.

So...Assuming we're considering the advantages for American's to invest in Japan, I personally think it only makes sense in a select few situations. 

It just doesn’t make sense to me.

Really only makes sense as @Chris Seveney mentioned if you have a solid, long term relationship with the seller and you are doing a very high volume rehabs

Test their communication by reaching out as a potential guest to see how they handle inquiries.Ask for References – Speak to their existing clients to get a true sense of their service quality.Finding the right property manager long-distance is all about ensuring they have boots on the ground and a track record of high performance.

If that makes sense. if no other builders offered on it and your the only one..

Rates that low don't make sense especially if they're a no doc shop.

If so, youll want to do the calculations if it makes sense to immediately refinance or wait the year until the penalty goes away. 

For me personally, I am hesitant to sell unless it really makes sense.
