I am currently working a full time job Mon-Fri so i will be investing after work and weekends so basically part time (until i have a big enough cushion to transfer over and do investing on a full-time basis).

Currently I am interested in using rental properties (single or multi-family) to be the vehicle for that travel, but since we have little in the form of a cash cushion I am eager to learn more about other strategies.I look forward to interacting with y’all and if anyone is in Southern California and wants to meet up (be it fellow newbies trying to figure things out, or experienced real estate titans ready to pass on their knowledge) my wife and I would love it!

I can say that the S.S. market is a bit different than M.F. but I think that gives us enough cushion for the next correction if any of our debt comes due.

I'm all about leaving lots of cushion as a sort of insurance to make sure I keep myself relatively secure so I'll keep in mind possibly raising those percentages a bit.

This allows a tenant not to be stuck in a long term lease if life happens, but also allows me a safety cushion for cleaning, posting, and filling the vacancy.If it were me i would open the communication with them a bit and let them know they are liable for the full lease term, but due to their excellent rental history and care of the unit you'd like to work with them on their needs.

No, it will negative cash flow, big time.A HML will not loan on a property that either: is not rent-ready; is not priced low enough to compensate for repairs with a profit margin built in; does not cash flow with a margin for selling costs built in in case they have to foreclose on you; or that will not yield enough rent to provide that cushion.

With my conservative $40,000 dollar a year full time income and my mortgage payment of $1050 a month this leaves me with little buying power to buy a full time investment property.Some other relative info about my financial status is that I have a good to great credit score, I currently have $20,000 available to invest leaving me with a cushion in savings and because of my Airbnb income I am currently able to save about 80% of my full time job income yearly.

In the meantime build up a bit of an account balance for that property from the four rented apartments, and then move into the desired apartment with a little cushion in the bank.
