This isn't 2011-2013 days but many people are stuck in that time period STILL.As I finish my licensing study, I'm very grateful I chose this route as opposed to being a one trick pony.Wholesalers did themselves in by their method of operating.  

One month of vacancy will cost you $2,600 + $200 utilities.

Procrastination will only cost them more. yep. carrying costs alone, but also if its not your money and investor money - some will try and drag it out. 

In one of my markets assessments are performed every 3 years, and the cost of 3rd party appeals will cost 30% of 1 year savings. 

I own a duplex in Clermont, FL just outside of Orlando and initially wanted to split water meters between the two units, but the cost and amount of work were higher than expected.

Items such as this that could be easily replaced by almost any LL at a very minimal cost, will turn into a $135 aggravation at best if you overlook it!

My thinking immediately turned to researching local rental costs per square foot to determine income potential with triple the current square footage.
