I don't know any builders here, so I am wondering a few things: - Does anyone have a builder that would be interested in doing a single infill project (there is another infill lot going up on the street, might try and connect with them) - I am in between paying for it myself with cash during construction (maybe the home will cost 150-200k to build?)

They also tend to offer good cash flow relative to their cost, especially in areas with high demand for affordable housing.

The biggest challenge is to find one to purchase at a reasonable cost. 

It's very common for buyers to get nervous about sewer line issues due to how costly the repairs can get.  

Because we are financing most of it, when there are repairs, how would you factor those costs into our son's ownership?

I BELIEVE this credit would be treated just like covering buyer’s closing costs. 

Are there any hidden costs or legal issues I need to consider?

(Net sales proceeds after all costs (PS. loan payoffs are considered proceeds.) minus purchase price is your taxable net gain.

We have elected not to count any repairs or costs during 2022-2023 due to to it not being rented at all, not even calling it a second home.    

We have converted oil boilers  to gas boilers to reduce costs.
