Relying on someone who has their 'own team' to run your rental business is a severe lack of internal controls in my opinion.

That will require a rough and final inspection. 2) When installing drywall you will need a nail/screw pattern inspection. 3) You will need to provide 'conditioned air' to these rooms..how are you going to do this and that will require inspection.Will you have to increase the size of the electrical panel?

Rent control measures, burdensome employment regulations, and excessive administrative requirements exemplify this.

I think from all my years around these investments where most investors get in trouble is they simply do not realize that once they made the investment they no longer have any control. 

query=garage#sear...If you can rent a 2 garage at $450 without spending ~$150k for a garage ADU conversion, no work/risk of the ADU conversion, the lower maintenance/capex, easier eviction, no rent control, less tenant interaction, it will not convert your SFR to rent control, etc, it seems superior to the garage ADU conversion.  

I probably won’t structure my next deal this way, I would rather just own the property and have more control of the project.

or perhaps a reverse build to suit where the data center operator controls the buildout and the planning etc.I've not been involved in a data center first hand but the central OH market is pretty data and warehouse heavy as far as developments go and to echo the posts here, the power requirements are wild, and the red tape to get that power to the site is often cumbersome. 

He's absolutely right that using debt to control cash flow is also creating tax free cash for expansion.
