I am struggling with trying to contrast the increased effort/time associated with setting things up on your own (with the promise of securing more value) VS relying on a turnkey team and purchasing a property at list price.

That is not to say in contrast, that complete strangers do not convey interests with little or no warranty or guarantee, since they do, it just means the Grantee in such cases should realize they must defend title on their own and no warranty is being made that a claim exists.It is important to note, "protection" for a property owner will reside mostly with the insurance policy held for the property and not with the limitation of liability created from the LLC.

The big problem is the costs taking to long to recover in many people's minds when contrasted to buying an existing community and either keeping it like it is, or upgrading it.I would never do rentals which is an opinion, but, an opinion of someone who has been doing this since 1975.

I agree, dratically trim the front hedge at least 1/2, Paint the garage door the same color as the body of the house the accent trim that's white could be done in contrast color.The body of the house looks like brick, I wouldn't paint that.Maybe new exterior lights by garage.Front door is hard to see. looks like it matches garage door..

I will however say that in places like CA the work is more front loaded as described above and get easier as time goes on, which is why sooo many newbs seek the "easy way out" out of state, but in contrast, out of state the work and struggles tend to be back loaded after you buy.
