My question is: when wholesaling, after finding a great deal, do you need real proof of funds to the get the property under contact or is there a way to get it under contract, find a buyer and complete a double closing/assign the right to sell without actually having the cash for the property?

I don’t know how easy it would be for you to contact every resident and ask that nobody use any water at a certain time for 10 minutes.

I think marketing somehow to Baylor Scott White would be great if you can find a good contact.

Since I am most familiar with SE Ohio, I plan to start my search in Perry, Vinton, Hocking, Athens, Meigs, and Jackson counties, if you have any contacts in the area or deal with properties yourself in this niche market. 

Most will require basic documentation such as a complete loan application, ID, Entity Docs, and 3rd party contact information.
