NonQM "shops" offer a variety of loan types, DSCR being one but they are the lower rates and fees.

Focus on keeping upfront costs down and shop around for lower interest rates or lender credits.

If they think it's too much then tell them they should shop around for somewhere else.

Many mortgage shops do NOT allow their loan officers to also be RE agents on the same transaction to much of a conflict of interest. 

To start I made sure that I found a majority of my furniture from locally sourced companies such as thrift stores, Facebook marketplace, mom-and-pop shops, and so on because I felt if I'm going to do this right I want to support the local community I am investing into.

Hear they drag borrowers along and by the time the borrowers learn their leverage fate it's too late to shop the loan elsewhere.
